One48 75 Percent Sold
GRAMERCY - The new building at 148 East 24th Street is part robot and all glassy—and it's been slow to get going since its initial kick-off in 2008. Good thing we love a comeback story! The building was more than half sold as of late September. Make that 75 percent sold. Can any of the buyers comment on the therapeutic value of that automated parking garage?

One48 Now 20 Percent Sold; Northern Manhattan
Roundtable
GRAMERCY - Remember One48? It's the 148 East 24th Street tower—once
feared lost to the recession—with a robot parking garage that parks cars in "synchronized
movements considered therapeutic in comparable buildings." Residents can watch the
parking process from the building's media room, and apparently prospective buyers
are finding that appealing. The building is 20 percent sold, reps tell us. Twenty-seven
contracts have gone out, and occupancy and closings are expected to start this fall.

Automated Parking Garage Is An Unparalleled
Parking Solution
Parking garages might never look the same again, that to a new, high-tech system
that is surprisingly environmentally friendly. NY1's Real Estate reporter filed
the following report.
An automated parking system is no longer a dream in an auto show or a fancy display
trick at a car dealership, but is now the latest perk in luxury real estate.
"Automatic parking is the ability for a customer to drive in, take their keys, leave
their car for the machine to park. It is a hands-free, person-free parking process,"
says Ari Milstein of Automotion Parking Systems.

Higher-Priced Developments Providing Parking
At No. 148, near Lexington Avenue, a condo called One48 is being co-developed by
the American Development Group and Langsam Property Services. Sales start this week
for the 15-story, 55-unit condo. It is adjacent to a 64-space garage that the developers
have built fully automated — which means machines essentially lift vehicles and
ease them into berths.
The garage, which opened in December, is public, but residents have the option of
leasing spaces for about $375 a month, said Perry Finkelman, the chief executive
of American Development. Studios at the condo start at $399,000.
